That crack in your column is NOT normal settling

Carbon fibre (CFRP) wrapping

Thin, high-strength carbon fibre sheets are wrapped around weakened columns and beams — like a cast for your building's skeleton. It adds strength without making columns bulky.

When: When columns or beams have cracks or have lost strength but the structure is still saveable — common in 15–30 year old RCC flats in Guwahati.

Risk: A weakened column can buckle in a moderate earthquake. Floors above can pancake. Repair after collapse costs 10× more than strengthening now — if the building is even salvageable.

Micro concreting

Special high-strength grout is injected into hollow or honeycombed areas inside concrete — filling voids left by poor construction or age.

Risk: Hollow concrete means steel reinforcement is unprotected. Moisture reaches the steel, rust expands, and concrete bursts from inside — often with no warning sign on the surface.

Repair mortar

Structural repair mortar seals cracks in concrete and restores the surface — stopping monsoon water from reaching the steel inside.

When: When you see visible cracks in structural members, spalling (concrete flaking off), or damp patches on columns and beams.

Risk: Rust expands steel up to 6 times its size. The concrete splits from within. What looks like a hairline crack today can become a crumbling column after one wet monsoon.

Grouting

Cement or epoxy grout fills gaps in masonry, between columns and brickwork, and in uneven foundations — spreading load evenly again.

When: When floors feel uneven, doors don't close properly, or gaps appear between structural members after settling or tremors.

Risk: Uneven load distribution puts extra stress on fewer columns. One column takes the weight of three — and fails first in an earthquake.

Rebarring (steel replacement)

Corroded steel bars inside concrete are exposed, cleaned, and replaced or supplemented with new reinforcement — then re-sealed.

When: When concrete has fallen off exposing rusted steel, or when tests show reinforcement has lost capacity.

Risk: Corroded steel can lose 50% of its strength silently. The building looks fine until sudden failure under earthquake load.

Foundation strengthening

Underpinning and soil treatment to stabilise foundations that have settled, tilted, or sit on soft Guwahati soil.

When: Older homes in low-lying areas (Bharalumukh, Pandu, parts of Noonmati) with visible tilting, floor slope, or cracks at plinth level.

Risk: Foundation failure affects the entire building. In liquefiable soil during a strong quake, an untreated foundation can shift — tearing pipes and splitting the structure.

Column crack vs paint crack — know the difference

A fine crack in plaster between two rooms is usually cosmetic — the brick partition carries no load. A crack that follows a column line, runs diagonally across a wall-ceiling joint, or widens after each tremor is structural. If you can fit a coin into the crack and it goes deep, or if the crack reappears after repainting, call us.

Even new flats in Guwahati aren't automatically safe

Concrete does not stay at day-one strength forever. Carbonation front moves inward and reduces alkalinity that protects steel. Cover spalls, chlorides from poor mix or leaks reach rebar, and corrosion expands. IS 456 expects durability planning — not build-and-forget.
